Point-of-sale inspection checker

Selling a house? Type your city to see whether it requires an inspection, evaluation or certificate before the sale, and where to apply.

We list 117 municipalities with an official sale-triggered inspection or certificate program.

What the checker covers

Some cities require the seller to get a city inspection, a licensed private evaluation (Minnesota’s Truth-in-Sale-of-Housing), a sewer lateral test, or a resale use-and-occupancy certificate before a home changes hands. Each entry links to the official municipal page we used. Fees and timelines change, so confirm on that page before you list.

If your city is not listed, it does not prove there is no requirement. Call the building or code enforcement office. Read what a point-of-sale inspection is and how escrow and buyer assumption work, or browse by state.
